A plan you can
watch happening.

THE MASTER PLAN · PARK IN GREEN · THE CORE IN RED · RETAIL IN BLUE

THE SHAPE OF IT

Retail on the road.
Homes at the quiet end.
A park in the middle.

The centre of the site, where 50,000 square feet of old structures stand today, is set aside for the village green.

THE TIMELINE

Published, and kept.

Dates are targets and can move. When they do, this page moves with them.

  1. DONE & OPEN

The Core, and the trading anchors

The old paintball building rebuilt into a 70,649 square foot recreation hub. Dairy Queen, The Beer Store, Valvoline, Papa John's, Tesla charging, community health and services, all open.

  2. 2026 · UNDER CONSTRUCTION

Taco Bell drive-through & the new pylon

Both visible from Stewart Boulevard today. The drive-through opens in 2026.

  3. 2026–2029 · PHASED

    320 homes in four phases

Phase 1's 54 apartments are approved and first to build. Phases 2 and 3 follow with 156 more, and Phase 4 closes with 110 homes planned as condominiums. Every phase carries two below-market rent tiers through the county partnership.

  4. 2028 · TARGET

    The central park

One million dollars to take the old structures down, three million to build the park. The focal point of the village, funded in part by a partner's donation.

  5. APPROVED PLAN

    The transit hub

One central hub bringing the city's three major bus lines together at the village, timed with the city.

THE PARK, HONESTLY

A park earns no rent.
We're building one anyway.

The easy plan fills the middle of the site with leasable buildings. Ours tears leasable buildings down. We're solving the hard math with a partner organization contributing by donation.

WHAT THIS ADDS

Brockville's housing problem
